Dorridge home set to get go-ahead despite objections

Solihull planners to set to make decision on new five bedroom home with cinema

Sam Greenway - Local Democracy Reporter | Monday 6th October 2025 7:50am

Residents who complained over plans for an “overly large” new house on their street are set to be disappointed by planners.

A scheme to replace a home in Woodchester Road, Dorridge, with a bigger, detached property is set to be approved despite objections.

A design statement said: “The design includes five bedrooms, a double garage, and a cinema room located on the top floor.

“The new dwelling respects the established building line along Woodchester Road and has been designed in accordance with the 45-degree rule in relation to neighbouring first-floor windows.

“This ensures the proposal safeguards existing levels of privacy, daylight, and outlook for adjacent residents.

“The resulting scheme is a contemporary yet contextually appropriate addition to the street, offering a modern family home that enhances both the visual quality and functional use of the site.”

Artists’ impressions of the new home were also included in the application.

But at a public consultation in August, neighbours flooded the authority with objections including:

But Solihull Council officers have recommended the scheme be approved, subject to conditions.

A report said: “The proposal will create a legible and cohesive development that reflects the form, scale and pattern of other development within the area and of enhanced character and appearance to the existing property.

“The proposed building is appropriately proportioned and sited so as not to have an adverse effect on the living condition of the occupants of nearby dwellings of the development.”

The application can be viewed on the authority’s website by searching for application PL/2025/00789/PPFL at https://publicaccess.solihull.gov.uk/online-applications.

The planning committee’s meeting, which is open to the public, is being held at the Civic Suite from 6pm on Wednesday, October 8.

The meeting will also be available to watch live on the council’s website solihull.gov.uk.
