HMO plan for Erdington pub

Vacant Erdington pub could become 10-bedroom HMO

A disused pub in Erdington could become a 10-bed house in multiple occupation (HMO) under new plans. The Royal Oak on Marsh Lane was put up for sale in July 2022, with the developer seeking to quickly bring the vacant pub back into use.

Listed on Rightmove last year for £275,000, the applicant Keey Homes wants to transform the pub into a 10-bedroom HMO and a 2-bed apartment in an adjacent garage. A care home and a hostel were also considered as possible uses by the developer but it was decided an HMO was ‘the only sensible and viable option’.

The ground floor would be converted into four self-contained bedrooms each with an en-suite toilet and small kitchenette. There would also be a communal dining and lounge area.

Upstairs on the first floor would be the other six en-suite bedrooms, only some of which would have kitchenette facilities. Four parking spaces would be provided at the back of the building.

Architecture firm Hepburn Daoudi said on behalf of the applicant: “The scheme will not impact upon the adjoining residents. The proposal will be less intensive/controversial than the existing pub.

“The HMO accommodation would have 24/7 CCTV operation and regular staff visits to ensure the property is well maintained. Rooms will have amenities such as a bed, table, TV and storage facilities, small sink, microwave and bathroom.”

It adds the accommodation would be for ‘single professionals who cannot afford to rent a house or flat on their own’, but that all rooms would have ‘adequate daylight’ for potential future occupiers. Birmingham City Council received the application on June 12, 2023.
