Plans for third phase of £60m Volume Works student flats lodged

Plans for the third and final phase of the £60 million Volume Works student development have been lodged. Birmingham-based Volume Property submitted its planning application for a further 220 en-suite studios last week.

Phase three will add 220 beds to the existing 156 from phases one and two, making the total number of student spaces for the finished project 376. The estimated compilation date is the 2025/26 academic year.

Earlier stages of the Gun Quarter development on Hanley Street were labelled 'potentially some of the most luxurious and lavish' university accommodation in the city. Images show king-size beds, well-furnished communal spaces, and modern kitchens.

The first phase of Volume Works was finished in 2021 while the second phase already has planning permission and is on target for completion this summer.

This latest plan would involve demolishing a two-storey office building on Cliveland Street and using a car park to build two blocks ranging from five to 14 storeys.

The canalside accommodation will be for students only. Aston University, Birmingham City University, and University College London are all less than a mile away from the site.

Plans include 48 bicycle parking spaces but no car parking spaces. Student rooms within phase three will feature storage space, high-speed internet, en-suite bathrooms, and kitchen facilities.

Volume.Property has collaborated with Hortus Investments to deliver the Volume Works project, which was set up by members of Birmingham’s renowned Horton family which runs property management and investment firm Hortons’ Estate.

CEO at Volume.Property, Anthony Laville, said: “The student accommodation sector is changing rapidly and today’s students expect a better level of product and service than ever before. We’ve been pioneering new ways of enhancing the student experience and that’s been evident in our results.”
